Guide · Borrowing Capacity

How much can you actually borrow? It's not just about salary

Two people with the same salary can have very different borrowing capacities. What matters is how much of your income is already committed — and how reliably your income and conduct can be verified.

What actually drives your borrowing capacity

  • Verified net income

Banks work from documents — payslips, EPF contributions, bank statements — not from what you state. Income that can't be verified effectively doesn't count.

  • Existing monthly commitments

Every instalment, financing payment and credit card obligation reduces the room available for a new facility.

  • Debt Service Ratio (DSR)

The core calculation: total monthly commitments (including the new facility) as a share of income. Each bank sets its own acceptable range, often varying by income level.

  • Credit standing and conduct

A stronger CTOS score and clean CCRIS conduct can support better terms; weaker records reduce both the likely amount and the options.

  • Tenure and product type

Longer tenures lower the monthly instalment, which changes what the same income can support — within the limits of the product and your age.

Why online calculators only tell part of the story

Generic calculators estimate from self-declared numbers. The figure a bank will actually work with comes from your verified documents and credit records — which is where most surprises happen.

A realistic borrowing range therefore starts with verification: actual net income, actual commitments, actual conduct. That's exactly what the MAC Financial Health Report establishes, including an indicative borrowing range for your position — always subject to the bank's final assessment.

Before you anchor on a number

  • Supportable beats maximum

The largest amount you could obtain is not always the amount your monthly cash flow can comfortably carry.

  • Check the position first

If commitments are already heavy, addressing them (for example through consolidation) may raise your realistic capacity more than shopping for another lender.
